I have been 100% satisfied with Ardent Property managing the property I own in an upscale condominium. It has been painless and seamless. In particular, I would mention Warren Mann, who has been on top of every problem we’ve faced from the get-go, being very communicative and efficient in handling these difficulties. I’d also mention Eric Makaro, who is my go-to on the financial side. Very ‘available’ to my calls, and efficient in his management of my record keeping. If I need an explanation, he’s there. The best thing I can say about Ardent over the 10 or so years of our relationship is that it has been completely painless. I know that my property is in good hands, and I view Ardent as my investment partner.

I’ve never had to deal with Strata before…what life lesson this has been. Ardent is NOT easy to work with, Rob is not a people person and should not be manager. Our Strata fees have more then doubled in two years and I can’t see where the money is going. They hold annual general meetings via video still and it seems to me, they like to put bandaids on the big problems instead of fixing them(like water draining) but hey we got our speed bumps painted. I would not buy a property run by them again.

I was a homeowner in a strata building and ardent was THE WORST to deal with. They put in a bylaw to prohibit smoking within so many meters of the building due to so many complaints of the smell but when people violated the bylaw they ignored those that submitted complaints and didn’t warn the individuals with heavy smoking habits. I lost a tenant because she had to start using her puffer again due to my unit smelling like smoke and I lost the enjoyment of my balcony and property. When it came time to pay a special levy, they lost my money order so then I had to sort it out on my own time because they’re so unorganized. Avoid them if at all possible!

We have been dealing with Ardent Properties for over 15 years and have been very happy with their service. A big thank you to Kimberly she handles our properties and she is excellent to deal with. highly recommend.
