I was looking to buy a home and I didn’t have a realtor. Came accross a property with 10 acres and fell in love with it. Spoke to the Anil Kaulessar – realtor who represented the seller. Since I didn’t have a realtor he advised me that he could give me a kickback commission if I purchased the property through him. I said that wasn’t a problem as long as there was no conflict of interest. We purchased the property with conditional upon financing. During this process Anil advised us that the property had tenants, and if we wanted them out, of course since we were moving to the property we said yes. Once we had the financing and closing date was quickly coming up, I kept on requesting the lease termination from anil ( as he represented the seller also), ofcourse this never happened. The date of closing he advise myself that since I was the new owner, that I had to give the lease termination to the tenants. I said I didn’t have a contract with them and that this was the job of the previous owner. During this conversation, I advise anil, if he took full responsibility should the tenants not want to leave and also, to make sure they left the property in good standing. Anil said he would take full responsibility and if any issues arose with garbage and/or tenant not paying rent then he stand behind his word and pay for it. Long story, this realtor, lied to my family and I, tenants did not pay rent for 4 months, garbage was left all over the place once they finally left and this issue has cost nearly $20,000+. DONT TRUST THIS REALTOR!!! HE WILL LIE & NOT STAND BEHIND HIS WORD. Since the tenants finally vacated the property, we will now seek legal advise for this issue.
